Common Mistakes Made When Selling Property

Here are some of the top mistakes sellers make when trying to sell their property.

Selling your house empty

When you have people viewing your property, you want to make sure the property is staged well. This means having furniture and rugs around the home just to make it appear more ‘homely’. Otherwise the clients will not be able to envisage themselves as they will just see an empty home.

Not having good pictures

This is a huge mistake to make when trying to sell your property. If it doesn’t look appealing on the website, why would they be drawn in to view the property? Try to achieve the most attractive photographs with a good camera which enhances the best features of the home. A beautiful bay window, get that in the picture! Gorgeous spacious garden, capture it!

Not taking reasonable offers

If you are receiving a lot of offers which you believe are too low, you may need to rethink! If the property has been on the market for a very long time and nobody is offering what you think is a good price, then you may need to reconsider what the lowest amount you will take is. Being too picky in this department may loose you out on a lot of money with a lot of time wasted. Also, if it ends up on the market for a very long time, new interest may think their is something dodgy about your property.

Neglecting maintenance issues

Not solving minor maintenance issues that you have in the property will dramatically effect the price you can sell the property for. The cost of getting the repairs done, will be much lower than the amount that it will take off of the property! It will also be unattractive for potential buyers as they will not want to move into a property which they know has a lot of problems with it.

Over/under pricing your home

You must get an accurate valuation and keep the advertised price at a reasonable price. If you under price you home, the you are losing out on potential cash! However if you over price your home, you will not have much interest and people will be put off viewing or buying! Keep your property at a reasonable price to ensure you get a quicker sale with good amount of money.

 

Not cleaning up

Similarly to not solving maintenance issues, a messy house isn’t ideal. If you were to view a house and it looked a huge mess, would you be turned off from it? Most likely yes! If you don’t have the time, hire a cleaner to get the property looking fresh for viewing to get people more inclined to make an offer.
